Active listings in Prince George are sitting higher than the same period last year, which gives buyers a bit more breathing room than we had in early 2025. That said, the $400K–$550K range — where most of the activity is — is still competitive. Homes that are priced right and presented well aren't sitting long.
Days on market has crept up slightly for properties priced above $600K, which tells me sellers in that range need to be realistic. The demand is there, but buyers have options now and they know it.
What This Means If You're Buying
This is actually a decent time to buy in Prince George. You're not fighting 10 offers on every property like we saw in 2022, but the good ones still go quickly. My advice: get your financing sorted before you start looking, know what neighbourhoods you're open to, and be ready to move when the right one comes up.
Don't let a slightly larger selection make you think you have all the time in the world. Well-priced, move-in ready homes under $500K are still moving in days, not weeks.

Professional photos, clean showings, and a realistic list price will get you sold. Overpricing hoping someone will bite is the fastest way to sit on the market and eventually drop the price anyway — which hurts your negotiating position.
